Not to be confused with Rolling Hills Estates, Rolling Hills has been named among the top 10 most expensive cities in the country numerous times by Money, Fortune, and Forbes magazines. Rolling Hills is a totally gated community, thus giving rise to the phrase “behind the gates”. Living “behind the gates” is considered the ultimate in status on the hill. Rolling Hills is one of only four cities in the state of California that is entirely gated, and is home to numerous celebrities and sports icons.
On the map, you'll see Rolling Hills configured as the dark blue spot near the bottom right corner. The total area is just over 3 square miles and home to about two thousand residents. In 2016, 247WallSt.com dubbed Rolling Hills the richest town in California while consumeraffairs.com cited Rolling Hills as one of the top ten "Safest Cities in California".
The area is noted for exceptionally large lots and a devotion to a rural, quiet lifestyle. White board and rail fencing and ranch style homes, most with spectacular ocean views, predominate. Most properties are zoned for horses, with lot sizes ranging from 38,000 to over 200,000 square feet. Community riding rings and trails abound.
There is a community assessment of $0.20 per $100 of assessed value annually. Since property values start at about $2 Million and go to over $15 Million, this is an assessment of an additional $6000 for a “small” Rolling Hills home and could be a bill as high as $30,000 extra property tax annually for the Home Owners Association fee.
