Palos Verdes Estates Info

Palos Verdes Estates (PVE) has long been considered “the” address to have on the hill, both because it was originally developed as a luxury, Italian-themed community and because so many of its homes have spectacular views due to the location on the Northwest corner of the Palos Verdes Peninsula. 

Because of its location, PVE enjoys closer proximity to the beach cities and the freeways than some of the other communities on the hill as well as spectacular ocean and city vistas, including some gorgeous views of the coastline, particularly at night when the city lights sparkle (the "Queen's Necklace").

Palos Verdes Estates is comprised of four distinct areas:

  1. Valmonte, a quiet enclave with many older single family, mostly single-story homes, tree-shaded streets with lush landscaping and once in a while peek-a-boo views of the ocean,
  2. Malaga Cove, which is the first cove south when you climb up towards the hill on Palos Verdes Boulevard and has the famous Italian fountain in front of the Malaga Cove shopping center (see photo),
  3. Monte Malaga, which is the area above the Malaga Cove area and which has many spectacular view homes perched on the sides of narrow streets, and
  4. Lunada Bay, the next cove further around the hill from Malaga Cove and which is home to the Lunada Bay Plaza and the famous Palos Verdes Beach club.  Lunada Bay is divided into Upper Lunada and Lower Lunada, with the dividing line being just a couple of streets up from Palos Verdes Drive West.

PVE has its own Homeowners Association that is governed by what is called The Palos Verdes Art Jury, which oversees all development and/or remodeling that takes place within the city. It is designed to maintain a level of conformity and standards that is noticeable as you drive throughout the city, a rarity in most Southern California cities.

School Info

One of the main attractions of living on "the Hill" are the uniformly superior schools of the Palos Verdes Peninsula Unified School District.

In terms of overall academic quality for the PVE schools, California has, in the past, provided an Academic Performance Index.  The 3-year average scores for these schools based on their 2011-2013 Academic Performance Index (API) scores are set forth below. 

The API is an annual measure of a school's test score performance calculated by the California Department of Education and is a single number on a scale of 200 to 1,000 that indicates how well students in a school performed on the previous spring’s tests.
