North Redondo - Villas South Info

The Villas South neighborhood is bounded by Aviation Boulevard to the west, Ripley Avenue to the east and south, and Artesia Boulevard to the north.  It is the area of North Redondo directly to the east of the Golden Hills (another North Redondo neighborhood).

The housing stock is mostly 2-on-a-lot or 3-on-a-lot townhomes, with a small number of single family homes.  There is also a 191-unit seniors' condo complex at Breakwater Village (pictured).

In essence, this is a 'relatively' inexpensive area to live and features some nice parks, like Perry Park, and parkettes as well as easy access to freeways and shopping (South Bay Galleria is nearby).  But proximity to the beach is reduced, compared to the other beach cities and to South Redondo.

School Info

The schools are excellent, based on their students' test scores and reasonable class sizes.

The 3-year average scores for these schools based on their 2011-2013 Academic Performance Index (API) scores are set forth below.  The API is an annual measure of a school's test score performance calculated by the California Department of Education and is a single number on a scale of 200 to 1,000 that indicates how well students in a school performed on the previous spring’s tests.
