Manhattan Beach Tree Section Info

The Manhattan Beach Tree section lies just to the east of the Sand section and is bordered by Rosecrans Avenue to the north, Manhattan Beach Boulevard to the south and Sepulveda Boulevard to the east.  

This extremely popular neighborhood gets its name from the many streets named for trees, such as Oak, Elm, Pine, Walnut, Palm, Maple and Laurel.

The housing stock consists almost entirely of single family homes.  Recent years have seen a lot of development here with new homes replacing the older, smaller beach bungalows.  Currently, the most popular styles of new homes are Cape Cod and the so-called 'Beach Plantation', with a smattering of contemporary-styled homes cropping up as well.

Lots are typically 40 feet wide and between 112 and 135 feet deep, which means you can have a small backyard and still be within walking distance of the beach without having to cross any major streets. 

In the extremely desirable American Martyrs area (so-called because of the presence of the American Martyrs Catholic church and private school in that particular subsection of the Trees), the lot sizes vary even more widely, with some of the lots shrinking to as low as 2,100 square feet (30 feet wide) on one street (13th) and then jumping to well over 6,000 square feet on the next few streets over (14th, 15th, 17th and 18th). 

Besides the proximity of the church and school, the American Martyrs area is also very popular because of the close proximity to the beach and to Manhattan Beach's downtown district.

Schools

The Manhattan Beach Tree section, like all of Manhattan Beach, is served by the Manhattan Beach Unified School District, which means it shares the same middle school and high school with the rest of Manhattan Beach.  However, depending where you are in the Tree section, your children could go to either Pacific elementary (generally, the southeast, southwest and northeast quadrants of the Tree section) or Grandview elementary (which serves the northwest quadrant).

Green initiatives are very important in our schools, as evidenced in 2016 when MBUSD was honored as a gold medalist in the California Green Ribbon District competition and further honored by the US Department of Education as a National Green Ribbon District.
