East Manhattan Beach Info
The three East Manhattan neighborhoods are (1) Manhattan Heights/Liberty Village, (2) Mira Costa and (3) Manhattan Village. With the exception of Manhattan Village, where the majority of the housing stock is townhomes, you'll find that most areas of East Manhattan Beach are populated by single family homes (although townhomes and a smattering of condos can be found along the major thoroughfares of Manhattan Beach and Artesia Boulevards and a few pockets adjacent to these streets).
In contrast to the Tree section west of Sepulveda, the lots in these East Manhattan neighborhoods (again, excluding Manhattan Village) tend to be larger (50 x 150 is a common size) and, as a result, you'll see bigger backyards (and more backyard pools). And the homes themselves tend to be larger as well, at least the newer ones.
Manhattan Village is the gated community north of Marine Avenue right behind the Manhattan Village mall. Here you'll find a mix of townhomes (around 400) and single family homes (122).
The area north of Manhattan Beach Boulevard is referred to as Manhattan Heights and, to the east of Redondo Avenue, Liberty Village which is a tract of smaller homes built right after WWII on lots that are typically 5000-5400 sqft. Still, Manhattan Heights/Liberty Village has a lot going for it, including a top elementary school, Meadows Elementary, the Manhattan Beach Middle School and the fabulous Polliwog Park, Manhattan Beach's largest park (pictured at the top of this page).
The Mira Costa section is the southernmost portion of East Manhattan Beach and is home to (and shares its name with) the local high school, Mira Costa High. The elementary school is the highly-rated blue ribbon Pennekamp Elementary.
It is in the Mira Costa area that you will find the greatest percentage of 7500 sqft lots. Because of the large lots, the larger homes and the wide streets with sidewalks, families have found this area of Manhattan Beach particularly inviting.

The school system is Manhattan Beach Unified, with elementary school children attending Meadows elementary (if you live in Manhattan Heights or Liberty Village) or Pennekamp elementary (if you live in the Mira Costa section). For the higher grades, Manhattan Beach Middle School and Mira Costa High School, both located in East Manhattan Beach, serve East Manhattan, just as they do all areas of Manhattan Beach.
The 3-year average scores for these schools based on their 2011-2013 Academic Performance Index (API) scores are set forth below. The API is an annual measure of a school's test score performance calculated by the California Department of Education and is a single number on a scale of 200 to 1,000 that indicates how well students in a school performed on the previous spring’s tests.
