The Hermosa Hills or East Hermosa is home to a large contingent of single family homes, many with ocean views, on typically larger lots (2,500 sf up to 6,000 sf) than what you will find west of PCH. There is also a healthy selection of townhomes, many of which have views as well.
Recently, the pace of construction of both townhomes and single family homes in the Hermosa Hills has increased dramatically (see the adjacent photo of one of two side-by-side contemporary homes completed and sold just recently). So it seems that we can expect a batch of new homes to hit the market in 2016.
East Hermosa is also home to Hermosa View, the blue ribbon K-2 grade school shared by all Hermosa residents.
The public school options are the same throughout Hermosa beach, with the tykes going to Hermosa View for K-2 and older children going to Hermosa Valley for grades 3-8. Since Hermosa Beach does not have its own high school, the options are either Mira Costa in Manhattan Beach or Redondo Union in South Redondo (Hermosa residents can choose either high school option).
Hermosa View is located off of Prospect Avenue in the northeast quadrant of Hermosa and Hermosa Valley is located off of Valley near Pier Avenue. Like most beach cities schools, the scores at both schools rank extremely high on a state-wide basis.
The 3-year average scores for these schools based on their 2011-2013 Academic Performance Index (API) scores are set forth below. The API is an annual measure of a school's test score performance calculated by the California Department of Education and is a single number on a scale of 200 to 1,000 that indicates how well students in a school performed on the previous spring’s tests.
