Mike & Sachi Sell New Home in Hermosa Sand Section

The Real Estate Edge team just recently closed on the sale of their premium brand new Hermosa Sand section construction listing at 217 28th Street.  The final sale price was $4.9 million. 

Because the home is brand new and was sold pre-completion, we're still waiting, as of the publication of this blog post, for some of the exterior and interior details to be completed in order to take and post some photos.  In the meantime, the above rendering of this Mark Trotter-designed Modern Nantucket will have to suffice.

The home was constructed by noted developer Chris Caras of Caras Homes, Inc with interior finishes selected by his wife, Jennifer Caras.  There are many nice details throughout but what we really like are the sit-down views of the Hermosa pier from the top floor family room (the home utilizes a reverse floorplan to maximize the enjoyment of those views) and whitewater panoramic unblockable ocean views from the rooftop deck, as shown above.

This was the 2nd recent off-market sale of a new Caras-built home in the North Hermosa Sand section (Chris seems to specialize in getting top dollar for his homes prior to their reaching the market), the other one being 2427 Silverstrand Avenue, which sold in May to a member of the LA Kings for $4,862,000 (not our listing).

As for the overall market for brand new single family homes in the Hermosa Sand section, there are two currently available - 1955 Monterey Boulevard and 2824 Hermosa Avenue, pictured above- one under contract (1530 Manhattan Avenue) and two recent sales - 322 Manhattan Avenue and 1540 The Strand (the latter setting the high water mark for Hermosa this year, with a closing price of $14,150,000).
