The $15 million sale price ceiling has been a high hurdle in Hermosa Beach - only a large ocean-front lot sale at 1942 The Strand that sold for exactly $15 million back in 2015 has reached that high bar - but that doesn't appear to have dissuaded four Hermosa home sellers from debuting their homes on the market recently at list prices far in excess of that number.
The kicker? Only two of the four are right on the beach. The other kicker? One may already be under contract.
We talked about this property and its interesting owner - the CEO of Rockstar energy drink - in a recent blog post (see Rockstar Founder Tries Again on the Strand) so no need to repeat ourselves, except to say the list price, at $21,000,000, will easily set a new Hermosa Beach sale price record (in fact, anything close to that number would be a record).
Okay, it's not on The Strand but 1901 Manhattan Avenue is a rare bird indeed.
In a city that typically doesn't offer much more than a tiny, postage stamp-sized lot in the Sand section (even smaller than the average 2700 sqft Sand section lot in Manhattan Beach), the seller was able to secure a 7640 sqft lot just three blocks from the beach.
On it, he recently completed construction on a 6-bedroom, 8-bath, 9100 sqft contemporary masterpiece with an outdoor pool, spa and firepit. There's also a home theater, steam & infrared saunas, wine cellar, elevator and gym.
All for a mere $22 million.
The newest entry in Hermosa's high-end sweepstakes, 3033 The Strand, clocks in at an asking price of $19 million. For that price, you get a 7-bedroom, 8-bath, 4500 sqft beachfront home on the prized northern end of the Hermosa Strand.
However, the real value here is in the dirt as the home sits on 1½ lots and enjoys 45 feet of beach frontage.
For the piece de resistance, how about this 5-bedroom, 7267 sqft contemporary home on a huge, flat third of an acre at the highest point in Hermosa?
Just completed in 2015, it offers a stunning 180 degree ocean view from Palos Verdes to Malibu as well as a plethora of amenities, including a huge yard, pool, sports court and 7-car subterranean parking.
All this and more for $16,750,000.
