Manhattan Heights/Liberty Village Info

The Manhattan Heights/Liberty Village Section of Manhattan Beach is often considered, together with the Mira Costa Section, as East Manhattan Beach.  This area is viewed as fairly inexpensive by Manhattan Beach standards but, with new construction booming in this sector, upward pressure on home prices has been mounting of late.

There are curbs and sidewalks with readily available street parking, although some of the streets that accommodate street parking can be fairly narrow as a result. 

This area is also extremely convenient to the freeway while, at the same time, enjoying close proximity (a short bike ride) to the beach.  Plus, you are real close to the Manhattan Village Mall.

This neighborhood generally features larger homes and lots than the Tree section (the area of Manhattan Beach immediately to the west of Manhattan Heights/Liberty Village).  However, there is also the 1500 block of 19th, 21st, 23rd and Marine which is dominated by "Roth" homes, consisting, for the most part, of generally well-built homes in the 2,000-2,500 sqft range constructed in the mid-60's on 7200 sqft lots.

And then there is Liberty Village, the easternmost section of this neighborhood, just east of Redondo Avenue.  It derives its name from the fact that most of the original homes here were built on 5000-5400 sqft lots just after World War II.   Again, as with most other areas of Manhattan Beach, these modest post-war homes are being rapidly upgraded by so-called 'flippers' and, in some cases, being replaced entirely by brand new homes.

The Manhattan Heights/Liberty Village section of East Manhattan is home to some great California Blue Ribbon schools (Meadows Elementary and Manhattan Beach Middle schools) and its best (certainly largest) park, Polliwog Park, notable for its pond, the Botanical Garden and free summer concerts in the park.

School Info

The Manhattan Heights/Liberty Village neighborhood, like all of Manhattan Beach, is served by the Manhattan Beach Unified School District, which means it shares the same middle school and high school with the rest of Manhattan Beach.  As noted above, the elementary school ins Meadows Elementary.

The 3-year average scores for these schools based on their 2011-2013 Academic Performance Index (API) scores are set forth below.  The API is an annual measure of a school's test score performance calculated by the California Department of Education and is a single number on a scale of 200 to 1,000 that indicates how well a school's students performed on the previous spring’s tests.
